📖 About Home Affordability Calculator

How to Use This Calculator
Enter your Gross Annual Household Income (e.g. 110000 in ), Down Payment Savings (e.g. 50000 in ), Monthly Debt Payments (Car, Cards, Student Loans) (e.g. 500 in /month), Mortgage Interest Rate (e.g. 6.5 in %), and Mortgage Loan Term — choose from 30 Years, 15 Years. Results update instantly as you type — adjust any value to compare scenarios.
The Formula
28/36 Rule:
- Front-End DTI Limit: Max Housing Payment = Gross Monthly Income × 28%
- Back-End DTI Limit: Max Housing + Total Debt = Gross Monthly Income × 36%
Max Mortgage Financed = Payment × [(1+r)^n - 1] / [r(1+r)^n]
Max Home Price = Max Mortgage Financed + Down Payment Savings
Worked Example
110,000 gross annual income, 50,000 down payment, 500/mo existing debts, 6.5% 30-year mortgage.
- 28% Front-End Limit: 2,566.67/month housing.
- 36% Back-End Limit: - 500 = 2,800.00/month.
- Max Monthly Payment Allowed: 2,566.67/month.
- Max Mortgage Loan Financed: 406,
- Max Affordable Home Price: 456,
036.
Understanding Your Result
Lenders use two DTI ratios: front-end (housing costs ÷ gross income) must be below 28% for conventional loans; back-end (all debts ÷ gross income) must be below 43%. Down payment below 20% triggers PMI (0.5–1.5% of loan balance annually). 20% down is the break-even point where PMI savings offset the reduced loan balance benefit. Every 1% rise in mortgage rate reduces buying power by approximately 10% for the same monthly payment.
💡 Real Estate: Financial & Legal Considerations
- Real estate calculations assume stable market conditions. Actual values, tax rates, and income are volatile — recalculate quarterly for active decisions.
- The Consumer Financial Protection Bureau (CFPB) provides free homebuyer resources. Obtain a professional appraisal before any major transaction.
- Factor all carrying costs: property taxes (avg 1.1% nationally), insurance (0.5–1%), HOA, maintenance (1–2% of value annually), and vacancy rates.
- Mortgage qualification requires reviewing DTI ratio, credit score (min 620 for conventional, 580 for FHA), employment history, and liquid reserves.
- Closing costs typically range 2–5% of the purchase price in the US. Budget for these separately — they are not included in down payment calculations.
- The 28/36 qualifying rule: housing costs should not exceed 28% of gross income; total debt should not exceed 36% for conservative underwriting.
- Investment property returns must account for management fees (8–12%), turnover costs, and capital expenditure reserves — not just gross rent.
- Real estate is illiquid. Always maintain separate liquid emergency reserves independent of any property investment or equity.
